In the South Point area of Caye Caulker, peace and quiet is the norm, regardless of what time of the year you visit. It’s just a 15 minute bike ride into the village for everything you need, then you’re back to the tranquility of life on a tropical island.

This 2+ Bed / 1 Bath Family Vacation Cottage is nestled among the coconut palms on a 60 foot by 90 foot lot. You’ll also find gumbo limbo trees, buttonwood and even a couple of mature fig trees planted by a previous owner. The land is cleared in the vicinity of the cottage and the other end of the property has been left in it’s natural state.

The kitchen and living area are open concept. There are two nice sized bedrooms with a bathroom in between. The toilet and bathtub with shower are separated from the area where the vanity and linen storage are. There is also a bunk room next to the second bedroom to accommodate addition guests or children. Or, it could be used for storage…

There’s a huge covered deck on three sides of the cottage. Total area, including the deck, is 1440 sqft and the area of the inside of the cottage itself is 656 sqft.

Rain water collected from the roof is stored in two large vats providing plenty of water for the cottage. There’s a water pump that supplies the kitchen sink and bathroom with running water. It also pumps water up to the roof where the solar water tank is located. Power for the pump, lights and fans comes from a solar electric system with solar panels on the roof that charge four deep cycle batteries through a charge controller. The batteries are new and generally provide plenty of power for a comfortable stay at the cottage.

All furnishings and appliances are included. However, the propane/butane fridge needs repair or replacement and the burner in the oven of the gas range needs service. Dishes & cookware as well as cutlery & glassware are all there too. You would literally be able to arrive with your suitcase and have a comfortable stay… There are even two bikes included!

In addition, there’s an outside shower, a BBQ and a butane tank for the stove. There’s a well on the property too, although it’s not being used at this point.

This is a ‘second row’ lot, meaning that there is just one property between this lot and the water. The seashore is just 110 feet away

The cottage, furnishings and systems are in very good condition but there are a couple of maintenance items to attend to. A railing at the end of the porch needs repair and some of the screens need a little TLC. These items have already been factored into the price as the Sellers are looking for a quick sale.
